I operate as an independent property negotiator.

In simple terms, that independence means I am working directly for you - not for a company agenda.

My experience has shown that homeowners value service more than any other link in the property chain - with the possible exception of price. And, by delivering advice and service where its needed, we usually exceed the prices sought.

People don't buy stone and concrete, they invest in an environment, so here are some things to consider before putting your property on the market.

What to say?

• What condition is the house in? A paint job will pay for itself tenfold.
• How is your garden? Remember, it's the first thing they see.
• De-clutter your house. Less furniture means more space.
• Personality. Present a home not a show house.
• Use a good solicitor. If you don't know one I do.
• Look for a property professional that asks about you rather than telling you about themselves.
